The north central community of Tuxedo, or Tuxedo Park which it is often referred to, is an older community not far from downtown Calgary.  Tuxedo actually straddles the North East and North West quadrant and lies north of 16 Ave NW up to 32 Ave NW, between 2 St NW on the west side, across Centre Street which runs right up the middle, to Edmonton Trail NE.  

Tuxedo is popular with young professionals as it is just three km from the downtown core.  It is an older, inner-city community where homes built in the 1930s and 1940s are making way for beautiful new infill homes on 25 foot lots.

As an older neighbourhood, Tuxedo has a very high population of renters.  Only 37% of all dwellings are single family homes, with duplexes and condos making up the majority.  The average selling price in Tuxedo is $685,000 to $720,000 reflective of high inner-city property values.

Condominiums, most of them new, are in the $335,000 to $370,000 price range.  During this period of aggressive redevelopment in Tuxedo, builders are required by law to preserve older trees or to replace them therefore ensuring the shady streets of this older community are kept intact.

Tuxedo Community Features

Downtown is less than 10 minutes to the south by transit or by car.  The Nose Creek Pathway connects with the Bow River Pathway just south of Tuxedo which is handy for bike commuters.  Tuxedo Park residents enjoy large urban parks and even golfing with a choice of Calgary Elks Golf and Country Club, Fox Hollow and McCall Lake all nearby.

Nearby Edmonton Trail is a commercial hub with wonderful restaurants, shopping and medical services and Centre Street offers a variety of small shops and a number of churches.  Schools in and around Tuxedo include Mount View, Buchanan, Rosemont and Crescent Heights Senior High School.
