Calgary was nominated as the fifth most livable city in the world in 2015, and as such, offers a lot of beautiful lifestyle features to those who are looking for the best Calgary real estate. Avenue Magazine, in partnership with Leger Marketing, recently released their list of best neighbourhoods in Calgary to live in.
The criteria used in ranking the 178 Calgary communities include walkability, real estate prices, access to pathways and parks, crime statistics and such others. The survey also highlighted what families found most desirable as well as those currently renting in these Calgary neighbourhoods.
According to Avenue Magazine, most of the people surveyed prefer their neighbourhoods to have access to pathways and parks, good walkability, low crime rates and strong community engagement.
Here are the top 10 Calgary neighbourhoods for 2015, according to Avenue Magazine:
Located in inner city of Calgary, Beltline is considered one of the city’s most densely populated neighbourhoods. It is directly adjacent to Calgary’s downtown to the north and is bounded on the east by the Elbow River, on the west by 14th St SW, 17th Ave SW/SE on the south and 10th Ave SW/SE on the north . Beltline is comprised of two Calgary real estate communities: Connaught and Victoria Park.
Of all the Calgary SW communities, Beltline was the best neighbourhood in Calgary mainly because of its great walkability, plenty of shopping areas, loads of grocery stores and easy access to major roads.
Considered as one of the most urban addresses in Calgary, Beltline still has easy access to idyllic green spaces and Calgary’s oldest park - the Central Memorial Park. It has tons of amenities and fitness facilities like gyms, yoga studios, tennis courts and the Hotel Arts’ famous open-air pool.
With an average property value of $324,000, Beltline real estate is composed of low- and high-rise multi-family homes, condominiums, apartments and offices. It has tons of nearby amenities and is known for its nightlife and urban culture. Beltline is a perfect car-free neighbourhood with commuter-cycling paths and several bus routes, plus downtown skyscrapers just blocks away.
Ranked second on the list of the best neighbourhoods in Calgary, Brentwood is located in the City’s northwest quadrant and takes the top spot of all Calgary NW communities. It is bounded to the north by John Laurie Boulevard, to the east by Nose Hill Park and to the west by Shaganappi Trail.
Brentwood ranks highest in recreational opportunities for the city of Calgary, and has several restaurants, coffee shops, boutiques, grocery stores and shopping areas. It is also near top-rated schools and a huge public library.
Brentwood real estate is composed mainly of single-family homes, low-rise condominiums and townhouses, with average property value of $530,000. A combination of old-charm feel and modern in a sub-urban environment, it is near the core of downtown and the town’s west edge. It has lots of friendly neighbours and a strong community engagement.
As an affordable SE Calgary community, Acadia ranked third on the list of the best neighbourhoods in Calgary. It is bounded by Heritage Drive to the north, the Bow River to the east and by Macleod Trail to the west.
With an average property value of $400,000, Acadia real estate is a mix of commercial and residential properties, with 1,380 townhouses and Calgary condos, plus 2,410 single family homes.
Although Acadia is close to the bustle of retail and commercial zones, it remains a serene and friendly neighbourhood, with charming Calgary houses on tree-lined streets. It has abundance of recreational amenities, grocery stores, pubs, bars and entertainment areas. Its greatest advantage is its proximity to numerous schools.
Built around a ten-acre lake, Arbour Lake is bounded by Country Hills Boulevard to the north, Crowchild Trail to the south and Stoney Trail to the west. Offering a resort-like lifestyle, it is the only lake neighbourhood in NW Calgary. It ranked fourth on the list of the Best neighbourhoods in Calgary and is the 2nd Calgary NW community to appear.
